Practice Description

Steven is a Partner and Real Estate and Leasing Lawyer in Dale & Lessmann LLP's Real Estate Group.  His practice expertise lies in real estate, leasing, acquisitions & dispositions, property development and project financing. He consistently acts for landowners, tenants and developers for retail, commercial office, industrial properties, mixed-used developments, condominiums and residential.

A strong acumen for real estate law, Steven Pavlides is knowledgeable about the practices associated with drafting purchase and sale agreements, offers to lease and lease agreements, structuring, negotiations and project financing for borrowers and institutional lenders.

Divergent in his background, he matches in-house experience at Loblaw Companies Limited/Shoppers Drug Mart with practising real estate and leasing law at notable Canadian law firms. Integral to his expertise, he has an appreciation for understanding the intricacies of business and their cross-functions, corporate risk management, working strategically with various levels of management and operations.

With dedication and passion for hockey, Steven is an avid hockey player and is a volunteer head coach with the Don Mills Mustangs GTHL program.  He also enjoys music and spending time running around after his two sons at local rinks and soccer fields.

  • Numerous share and asset acquisitions of independent pharmacies as legal counsel for Shoppers Drug Mart and Loblaw.
  • Acted on the $98 million acquisition of The Chambers Building located in Ottawa.
  • Acted on the $120 million acquisition of office building portfolio located in downtown Toronto and Calgary.
  • Acted on the $185 million acquisition of office building portfolio located in downtown Toronto.
  • Acted on the $125 million acquisition of a portfolio of industrial and warehouse properties in major centres across Canada.
  • Acted on the $110 million acquisition of 16 nursing homes located mostly in rural Ontario.

Development

  • Acted on behalf of the borrower on a $145 million construction financing for the development of a condominium in Toronto.
  • Acted on behalf of the borrower on a $25 million credit facility for the day-to-day operations of an office building located in Toronto.
  • Acted on behalf of the borrower on a $35 million construction financing for the construction of a manufacturing facility located in Concord.
  • Acted on behalf of the borrower on a $15 million credit facility for the day-to-day operations of a manufacturing facility located in Toronto.
  • Acted on behalf of a landowner in the negotiation and drafting of land use and easement agreements for the construction of a warehouse and shipping facility in St. Catharines.
  • Acted on behalf of a developer on the negotiation and drafting of various shared facility and easement agreements made between the developer and the City of Toronto for a condominium development.
  • Acted on behalf of a landowner on the negotiation and drafting of a limiting distance agreement made between adjoining landowner/developer and the City of Toronto.
  • Acted on behalf of a developer in the negotiation and drafting of various land use agreements with respect to a condominium development project in Owen Sound.
